Property Manager/Surveyor

APMS Ltd are seeking a part time Leasehold Property Manager.

Our portfolio currently consists of around 500 residential and commercial units.

The candidate must be located near the office in Penarth and would preferably have IRPM/BIFM qualifications. You will be joining a growing company who are actively growing their team.

A diverse and expanding role involving hands on management of both residential and commercial property involving all aspects of property management from Landlord/Tenant liaison to appointment of contractors.

As a Property Manager you will be responsible for delivering the professional, flexible and responsive service that APMS Ltd provide to our clients. Experience in Leasehold Property Management is essential.

With superb organisational and communication skills, you’ll thrive under pressure and take pride in liaising with landlords, tenants and contractors to resolve both technical and practical issues. A driving licence with own car is essential.

The Skill Set:

You will need to have a proved track record within the Leasehold industry and it would be desirable if you’ve experience of winning new business.

You should be able to work under pressure, be able to trouble shoot and liaise with landlords and tenants in an efficient manner. You should be of a calming nature to be able to deal with problems effectively.

You will be able to demonstrate:

Strong administrative and IT skills
An eye for detail
Excellent communication skills
Strong organisational ability
Excellent negotiation technique
The ability to work as part of a successful team

Obtaining remedial work quotations
Arranging maintenance work, updating all parties involved
Regular Site Inspections and written reports
Produce budgets
Manage expenditure against budget
Attend AGM/Directors Meetings
Approve contractors invoices prior to payment
Complete estate inspections as per clients contract
Oversee regular contractors (building maintenance contractors, gardeners, cleaners etc)
Advise clients on all matters in accordance with the lease
Ensure compliance with current regulations
Maintain report of issues progressed on each estate

Part Time Live in Caretaker

Summary of Role:

A part-time live-in Caretaker for a mixed development of residential and commercial units based in the Cardiff area, reporting to the Management Company you will be required to work on own initiative and responsible for the smooth running of the development.

Salary Package:

£9,000.00 pa. Plus living accommodation provided with all utility bills included.

Duties:

• Carrying out cleaning of the communal areas
• Basic maintenance and decorating
• Carry out periodic mandatory system testing of fire systems and emergency lighting systems
• Ensuring all records are maintained
• Liaising with Contractors & Occupiers
• Ensuring the site is secure and reviewing CCTV
• Compliance with Health & Safety
• Fire Warden (training will be provided)

Property Admin Assistant

Absolute is an established property management company. Our portfolio consists of around 600 residential and commercial units.

We are currently looking for a motivated individual to join our property team, assisting with the smooth and efficient running of the department by providing proactive administrative support.

The successful candidate must have excellent communication skills, be self-motivated and able to manage their time effectively. With proven administration experience, you will demonstrate strong organisational skills, an eye for detail and the ability to work well as part of a team.

This is a fantastic opportunity for an ambitious individual and a fast learner.

The role will include general secretarial and administrative duties: Dealing with enquiries, monitoring and updating the company web site. Working as part of a team or working on own initiative. Diary management. Maintaining property registers and databases. A very good knowledge of Microsoft office is essential.

Your day to day duties will be

• Liaising by telephone and email with clients & contractors ensuring service levels are met;
• Keeping the departmental workflow systems up to date, scanning documents and filing;
• Carrying out regular site audits and providing written reports

You will need to have a proved track record within the property industry. A driving licence with own car is essential.

Hours of work
Monday – Thursday 8.30am – 5pm
Friday - 8.30am – 4.30pm
