Property Manager
December 2024
As a result of continued growth, we have an opening for an experienced property manager to join our existing team.
YOUR ROLE:
To manage the daily operation of your property portfolio efficiently and effectively in a timely manner whilst being responsible for providing a quality professional service to our clients and leaseholders.
In this diverse role your responsibilities include:
KEY TASKS:
Carrying out routine site inspections to identify maintenance requirements and preparing reports
Overseeing all maintenance repairs, insurance damage claims and reparation works
Handling telephone calls and face to face enquiries
Completing Section 20 consultation processes
Undertaking general administration, updating records on the software system
Working closely with the Accounts team on the development of site budgets
Ensuring that all records are up to date and filed
Ensuring health and safety standards are complied with
Attending AGMs and Directors' meetings
Ideal Candidate
Dedicated, committed and proactive, highly organised and professional with a hands-on, can-do attitude and flexible approach to work, ability to “think out of the box” and react to all situations in a calm and professional manner. Ability to work methodically, multi-task, have strong organisational and personal skills with a keen eye and attention to detail.

Essential Requirements:
Minimum of 2 years experience in property, facilities management or the construction industry
IT literate and email proficiency (familiarity with Office and Excel)
Full driving licence and own vehicle is required (insured for business use)

SALARY:
£30,000 to £35,000pa dependant on experience and qualifications

Monday – Thursday 08.30 – 17.00
Friday 08.30 – 16.30

Live-In Caretaker
December 2024
We have a vacancy for a “Live-in Caretaker” for a prestigious development containing commercial and residential units based in the Canton area of Cardiff. Reporting to the Management Company you will be required to work on your own initiative and be responsible for the smooth day to day running and security of the development.
Responsibilities and Duties
Duties:
Cleaning of the communal areas
Carry out periodic mandatory system testing of fire systems and emergency lighting systems
Carrying out basic maintenance and decorating
Liaising with Contractors & Residents
Ensuring the site is secure and reviewing CCTV
Compliance with Health & Safety
Qualifications and Skills
Attributes:
Ability to communicate effectively in both verbal and written format
Being reliable and practical with a hands-on approach
Self-motivated
Proactive
Previous experience of working in a similar position is essential. The successful candidate will be subject to an enhanced Criminal Records Bureau disclosure check. Two character references will also be required.
