Not only are we able to deal with the day to day running of a site, in direct consultation with you we will formulate a long-term strategy for the management and improvement of the site by providing advice regarding budgeting and reserves, future planning and cash-flow, project management, improvements and collective enfranchisement.
We have been successful in turning around poorly managed existing sites by improving services, introducing new contractors and advising on budgets and service charges. We also have a dedicated in-house credit control and debt management team for the collection of arrears and for legal action where necessary.
Our residential property management services include:
- Budget – Preparation of transparent service charge budgets for approval by the client
- Service Charge & Ground Rents – Charge Service Charges and Ground Rents in accordance with current legislation
- Arrears – Collection of long-term arrears and debt, including taking legal action where necessary
- Maintenance – Initiate a maintenance programme for all plant and equipment whilst ensuring any routine building repairs are carried out to a high standard
- Projects – Preparation of work schedules, produce tender documents and, if required, carry out Section 20 Consultation Process in accordance with current legislation
- Energy – Establish energy supply agreements
- Reports – Provide clients with monthly cash reports and ensure Complexes meet their budgetary requirements
- Insurance – Arrange Buildings, Engineering and Directors and Officers Insurance cover
- Sales – Deal with Solicitors’ enquiries for Leasehold transactions
- Health and Safety – Ensure compliance with Health & Safety and Fire Legislation
- Meetings – Attend regular Directors’ meetings, preparation of AGM and EGM documentation and attend AGM’s
We also offer Developers advice concerning the initial planning application stage, the preparation of Service Charge Budgets, the ongoing management and maintenance of Common Parts and the setting up of Maintenance Contracts in readiness for occupation.
